Sky Three Residences blends modern living with local business in Coney Island

Just one stop from Brighton Beach and Coney Island, Sky Three Residences is a 499-unit residential development that has been ten years in the making. The project aims to bring modern living to the neighborhood while staying connected to its long-established local character.

At the center of the development is a focus on community growth alongside residential expansion. Leasing administrator Lori Kim says the intention is to support existing small businesses while welcoming new residents into the area.

“As a neighborhood grows, we want the businesses to grow with us. By bringing in a new wave of residents to this community, we’re bringing visibility and traffic to those old businesses so that they can really thrive here,” Kim said.

That growth, she added, extends beyond commerce into broader community impact. “It creates more opportunity for businesses. It creates more jobs, and it kind of brings a better sense of community.”

Just outside the building, residents have immediate access to everyday essentials, including CVS and Apple Bank, along with direct connections to the B, Q, F, and D subway lines. From the property, the surrounding neighborhood and passing trains reinforce how closely the development is tied to the city’s existing infrastructure.

Inside, Sky Three Residences offers 100,000 square feet of amenities designed to function as an all-in-one living environment. These include a heated pool, spa, recording studio, basketball court, fitness center, co-working spaces, and a rooftop community garden.

Kim highlighted the garden as a key part of the building’s lifestyle approach.

“We have a community garden where residents can plant vegetables in the spring and summer and harvest from it. The idea is that if you move into Sky Three, you never really have to leave.”

The residences range from studios to three-bedroom apartments, with nearly half featuring private balconies. From those spaces, residents can take in sweeping views of the Manhattan skyline and the iconic Verrazzano-Narrows Bridge.

Kim summed up the appeal of the development’s location and lifestyle.

“It’s very convenient, and you can still live that luxury lifestyle by being right by the beach and having full access to the 100,000 square feet of amenities here at this community.”

With its blend of transit access, extensive amenities, and proximity to Brooklyn’s waterfront neighborhoods, Sky Three Residences is positioned as both a modern living destination and a continuation of the area’s ongoing transformation.
