The Town of Oyster Bay has approved five zoning variances, clearing the way for a $200 million redevelopment project that would transform Broadway Commons in Hicksville into a new open-air shopping and entertainment destination.

A long-awaited transformation of Broadway Commons in Hicksville is one step closer to becoming reality.

The Town of Oyster Bay has approved five zoning variances for the property, allowing plans for a major redevelopment of the shopping center to move forward. The project calls for a $200 million makeover that would reimagine the aging mall as a roughly 1.3 million-square-foot shopping and entertainment destination.

For some shoppers, the changes cannot come soon enough.

"I don't even come anymore. I just go to IKEA and then I move my car around and go to Target. I don't even go through the mall anymore," one shopper said.

Developers plan to replace the traditional enclosed mall layout with an open-air design. Renderings show new shops, restaurants and entertainment venues as part of the redevelopment, which will be renamed "The Shops on Broadway."

Christian Hickey of Jericho said he hopes the project will bring new energy to the property.

"More traction in the mall would be really nice. I work in here, so it's really weird seeing it dead all the time," Hickey said.

He added that the proposed attractions could help draw visitors back.

"We'll see what type of things come. I heard they want to bring a lot of activities and events here. That would be really good," Hickey said.

Among the planned additions is a new BJ's Wholesale Club and gas station. The developer is also proposing an expansion of the existing IKEA store. As part of the redevelopment, the vacant Macy's building is slated for demolition.

Patrice Stern of Plainview said the improvements would encourage her to visit more frequently.

"I'm a local resident, so I would definitely come more often. Now it will be redeveloped, nicer and newer and have more stores," Stern said.

In a statement to News 12, Town of Oyster Bay Supervisor Joseph Saladino said, "These upgrades will further transform Broadway Commons into a shopping and entertainment destination, continuing the transformation of downtown Hicksville."

Demolition is expected to begin in early 2027.
