Tenants who live at 75 Lenox Road are pleading with the mayor to take immediate action on the promises he’s made for renters.

They say some of the problems they face include roaches, rats, mold, broken windows and leaks.

Some of these tenants have lived in the rent-stabilized units for decades.

“I don't want to get too emotional about this,” said one tenant of 22 years. "I'm just going to be frank. Poverty is a crime because if I did have money, I wouldn't be living in this in the first place. They would never live in this dump.”

Despite the long list of bad conditions, tenants say it often goes untouched and ignored.

“I actually went to court with them for two and a half years,” said another tenant. “And they got a judgment to complete everything on April 20, 2025. They have yet to do one thing.”

The landlord, David Blau, was listed on the top 100 worst landlords list for the city in 2025. In January, 75 Lenox Road made its way onto HPD’s watchlist for falsely certifying repairs.

“HPD, the city and the courts are all participating in letting this negligence happen,” said Angelina, who heads the tenants association.

Their cries for help are now aimed at the mayor, who ran a campaign focused on helping tenants like this and making sure this type of landlord is held accountable.

“What is Mamdani going to do about all of the tenants that have affordable housing and they're letting landlords push them out of it?” said Angelina.
