A massive new housing development is set to bring hundreds of affordable apartments and a host of modern amenities to the Greenpoint waterfront.
The Riverie, an all-electric complex covering an entire city block along the East River, is preparing to welcome residents this fall.
The project features 834 apartments, including 251 affordable units that drew more than 60,000 applications through the New York City Housing Lottery.
Rents for the affordable units start at $1,500 a month at 70% AMI, going up 130%, to with views overlooking Manhattan and direct access to a ferry terminal steps from the building. A waterfront park designed by the creators of the High Line connects the residences to the shoreline.
“When this building is done, people are coming off the ferry. They’re seeing the coffee shop, the restaurants, the park,” said Layth Madi, senior vice president at Lendlease, the project’s developer. “It’s a place to gather and to meet and really just enjoy all this neighborhood has to offer.”
Amenities planned for the October opening include coworking spaces, a gym, a podcasting studio, a speakeasy and a rooftop pool powered by a geothermal energy system. That system, the largest of its kind in New York state, uses pipes 500 feet underground to regulate the building’s temperature, dramatically cutting carbon emissions.
“We send it down to where it’s 55 degrees, so our AC only has to go from 55 to what the customer wants,” Madi explained.
