The city Department of Housing Preservation and Development is looking to open up more affordable homes for New Yorkers, including a new site on Clinton Avenue.

In 2022, Zillow reported that the average rent in Bedford Park and Tremont ranged from $2,300 to $2,500. The NYU Furman Center determined that the average annual income in 2022 for Bronx residents was $45,640 – 37% less than the citywide average of $72,150.

Aileen Reynolds is a representative from HPD and says that examples like that are exactly what the department is trying to tackle.

“Private developers have to create affordable housing for a range of different income levels and a range of New Yorkers,” said Reynolds. “In the last two years, we’ve offered 3,300 affordable apartments in the Bronx… we’ve also produced over 9,000 apartments.”

There are even more affordable housing units now available, including some located at a five-story building at 2150 Clinton Ave. The residents there say they love it and that building is now open for the housing lottery.

These apartments are rent-stabilized for the entire tenure of the tenant's residency.
